How do commercial borrowers cure underwriting gaps before applying?
Borrowers cure underwriting gaps through targeted financial engineering: weak DSCR is remediated via certified owner add-backs or extended loan amortization; excessive LTV is lowered using subordinated standby seller notes or cross-collateralization; and credit dips are mitigated with documented letters of explanation and secondary guarantors.
The Underlying Risk: Underwriters require debt service coverage of at least 1.15x (SBA) or 1.25x (conventional). A ratio below this threshold suggests high vulnerability to revenue fluctuations.
Document Legitimate Officer Add-Backs
Underwriters allow discretionary non-recurring expenses to be added back to Net Operating Income. This includes one-time legal fees, owner personal travel/auto runs through the company, and excessive owner compensation above fair-market replacement wage.
Extend Loan Amortization Schedule
Negotiate a 20-year or 25-year amortization instead of 10 or 15 years. Lowering the annual debt service obligation directly improves the DSCR denominator.
Consolidate High-Interest Short-Term Debt
Merchant Cash Advances (MCAs) and short-term equipment leases severely depress operating cash flow. Refinancing these into long-term senior debt restores healthy monthly cash flow.
The Underlying Risk: Excessive leverage increases lender loss exposure. Conventional CRE lenders cap LTV at 65%–75%, while SBA 504 and 7(a) programs require at least 10%–20% unencumbered equity.
Structure Subordinated Seller Financing (Seller Second)
Under SBA rules, seller carryback financing on full standby (no payments for the life of the loan or first 24 months) can count toward the buyer’s required equity injection.
Cross-Collateralize Secondary Real Estate or Machinery
Pledging equity in existing residential or commercial real estate can satisfy loan-to-value requirements without requiring additional cash injection.
Bring in a Passive Minority Equity Partner
Introduce an equity partner with < 20% ownership to contribute liquidity without triggering mandatory SBA guarantor requirements.
The Underlying Risk: A credit score below 660, late payments within the past 24 months, or an absence of commercial borrowing history triggers automated tier downgrades.
Draft an Institutional Letter of Explanation (LOE)
Provide a formal narrative explaining the extenuating circumstance behind any derogatory mark (medical emergency, client insolvency, supply disruption) with documentation proving resolution.
Build Commercial Trade Credit (D&B Paydex)
Establish Net-30 accounts with major suppliers (e.g. Grainger, Uline, Quill) and ensure prompt payment reporting to Dun & Bradstreet, Experian Commercial, and Equifax Commercial.
Add a Strong Co-Signer / Guarantor
Bring on a co-owner or guarantor with Tier 1 credit (> 740) and deep liquid reserves to co-sign the senior debt facility.
