Search Engine Sitemap Notice: Why Google & Bing Cannot Fetch feed.json
Sitemaps Protocol

If Google Search Console or Bing Webmaster Tools reports "Cannot fetch" or "Unsupported format" for https://lendereval.com/feed.json, this is expected behavior:

What to Submit to Google & Bing:

Submit the official XML Sitemap https://lendereval.com/sitemap.xml under the Sitemaps menu. Search engines exclusively parse XML <urlset> sitemaps.

What feed.json Is Intended For:

feed.json is a JSON Feed 1.1 endpoint for developers, REST APIs, webhooks, and modern feed readers (NetNewsWire, Inoreader, Feedly). Neither Google nor Bing supports JSON as a sitemap submission format.

SBA SOP 50 10 7.1 Updates: Clarifications on Standby Seller Debt & Equity Injection
Underwriters must verify that seller carryback notes counted toward the borrower’s 10% equity injection remain on full debt standby without principal or interest payments for the life of the SBA loan.
Affected Five C's Pillars:
Capital
Capacity
Conditions

Under the latest SBA Standard Operating Procedure (SOP) 50 10 7.1 revisions, commercial lenders are applying stricter documentation standards for borrower equity injections involving seller carryback financing.

Historically, some lenders allowed partial interest-only payments on seller notes if cash flows demonstrated adequate coverage. Under the current interpretation, any seller note that counts toward the statutory minimum 10% equity requirement must be placed on full standby—meaning zero payments of principal or interest—for the complete term of the senior SBA loan.

Additionally, discretionary owner add-backs used to demonstrate required Debt Service Coverage Ratios (minimum 1.15x, target 1.25x) must now be supported by certified copies of corporate federal tax returns, rather than internal borrower-prepared spreadsheets.

Key Underwriting Takeaways for Borrowers

  • Standby seller notes must have zero principal or interest servicing for the entire 10 or 25-year SBA maturity to qualify as equity.
  • Sellers must execute formal standby agreements (SBA Form 155 or lender-equivalent) prior to closing.
  • Owner add-backs require multi-year tax verification; personal expenses run through the business cannot be added back without documentation.
